OSIAS G GOREN

Mr. Goren has been involved in all aspects of the real estate business, has owned and operated a chain of furniture stores, and full line department stores. An attorney since 1962, he has devoted himself primarily to the acquisition, development, syndication and operation of commercial real estate since the late 1960’s. The geographic locations of PICOA's various properties have been located throughout the United States. While Mr. Goren has owned and managed, from time to time, over 30 properties consisting of several million square feet under his control, he presently is overseeing the operations of fourteen Shopping Centers ranging from 22,000 square feet to 250,000 square feet along with, four office buildings, apartments, mixed use, industrial and a few small residential sub-divisions.
 

BRUCE G GOREN

Since graduating law school and passing the California Bar in 1979, Mr. Goren has been involved in all aspects of commercial real estate, including acquisition, development, management, leasing and syndication. Mr. Goren has approximately 30 years of broad-based real estate investment experience and has been involved in over 100 real estate transactions totalling over $1 billion in value. Other aspects of his experience include real estate financing, working with governmental agencies through the entitlement process as well as community groups during rezoning and planning exercises on both commercial and residential projects. These efforts resulted in, among other things, the development of several single family residential projects.
 

TODD N OKUM

Since 1991, Mr. Okum has acquired an expertise in acquisition, syndication, leasing, management, and development of real estate throughout the United States. His leasing experience includes leasing over 2.5 M square feet of space to national, regional, and local retailers. His management background includes retail shopping centers, office buildings, apartment buildings and industrial complexes. He currently oversees the leasing and management of approximately 2.5 M square feet of retail and office space. He has been actively involved in the acquisition, financing and development of shopping centers, office buildings, apartment buildings, and housing developments. Other areas of expertise include real estate financing in which he has been intricately involved in over $700,000,000 in loan closings. His background in site investigations and analysis coupled with his management and leasing expertise contribute to his ability to evaluate the potential of a solid investment property.
 

SCOTT HENDRICKSON

Mr. Hendrickson has been the CFO for PICOA Inc. and its predecessor company since 1988. Mr. Hendrickson is responsible for financial reporting, corporate finance, and banking relationships. In his capacity as CFO, he has been involved in the accounting and management of various aspects of the real estate industry, including acquisition and syndication, development and construction, as well as management, leasing, and finance. Currently he oversees all of the financial, accounting, and tax affairs of the company’s portfolio of retail shopping centers, apartments, hotels, small residential developments, and a food processing operation. Mr. Hendrickson has over 25 years of broad-based accounting, corporate finance, and banking experience.
